A community pool is part of the resident experience—and part of the property manager’s workload. We discuss a service plan for your apartment community, HOA or multiunit property, with clear visit arrangements, equipment attention and a defined contact for follow-up. The plan identifies what the service covers and what the onsite operator handles between visits.

We discuss routine care, filter servicing, chemical arrangements and separately quoted work. Each pool and spa is identified in the proposal.
Share inspection reports, operating logs and equipment details. We can discuss maintenance needs and proposed corrections with your management team.
Apartment-community pools generally fall within public-pool rules. Confirm the facility’s classification and enforcing agency before setting the operating plan.
LA County Code §§11.34.030–11.34.040 addresses technician certification and authorized work. Check the assigned technician’s County card, PR number and expiration. A C-53 contractor license or separate training certificate does not establish County technician certification.
County certification informationTitle 22 §§65521 and 65523 address supervision and operating records. Generally, an open public pool needs disinfectant and pH testing at least daily, with records retained for two years. Qualifying small common-interest developments have a specific exception; confirm applicability.
California Building Code, Title 24, Chapter 31B addresses public-pool construction and equipment. Gates, signage, circulation and proposed alterations should be reviewed with the enforcing agency; maintenance is not a construction approval.
LA County §11.32.050 applies in unincorporated areas and adopting cities. Certain facilities need lifeguards and Aquatic Safety Plans; ordinary apartment pools do not automatically need lifeguards. Applicable drowning-reporting and record duties still need attention.
County ordinance FAQFederal VGB requirements apply to public-pool and spa drain systems. Cover condition, identification, service life and any additional required protection should be reviewed when addressing suction equipment.
CPSC drain-safety guidanceHave permits, operator contacts and records available. The owner/operator remains responsible for ongoing operation. A service agreement does not guarantee an inspection outcome.
This is a practical overview, not a full code review. Requirements depend on jurisdiction and facility type. Long Beach, Pasadena and Vernon have separate health-agency arrangements. Confirm current requirements with the responsible agency.
Open a topic to see how we can help. Your agreement confirms what is included.
We discuss water testing, treatment and service frequency for the pool’s use and equipment. The agreement identifies the service work and how required checks outside scheduled visits will be covered.
Cleaning can include skimming, brushing, vacuuming and basket care, with filter servicing arranged for the installed system. Pool and spa needs, access and heavier cleanup are reviewed before pricing.
We review accessible pumps, filtration, heating and chemical-feed equipment within the agreed plan. Changes in operation are brought to management’s attention; repairs and specialist testing are separate approvals.
We agree on how service notes, concerns and proposed work reach your management contact. Required facility operating logs remain an onsite responsibility; the plan explains how service records fit with them.
Visible gate, deck, signage and equipment-area concerns can be flagged during the agreed service. Maintenance visits do not replace the health department’s inspection, lifeguard supervision or a full building-code review.
We discuss gate access, resident pool hours, vendor requirements and who can authorize extra work. Multiple pools, spas and properties are identified separately so each facility’s needs are clear.
Tell us about your apartment community, HOA or property portfolio. Commercial maintenance is priced around the facility and agreed service—not the residential starting rate.
Facility size, operating hours, equipment condition, visit frequency and scope affect pricing. Daily operating duties, safety staffing and required records must be assigned in addition to periodic service visits.
Share the property address, pool and spa count, operating hours, equipment information and recent inspection reports. Tell us who manages the site and who handles daily pool operation.
We discuss visits, records, access, technician credential verification and escalation contacts. Cleaning, filter service, chemicals, repairs and onsite duties are spelled out before work starts.
The agreed communication process keeps routine care, developing issues and additional proposals easy to follow. Management and the designated operator continue to oversee daily operation and required responses.
A recent health inspection report, current facility permit or license, equipment list and operating logs are useful starting points. If you manage several communities, let us know which locations need service. We can discuss each property’s scope and how your team prefers to receive information.
Commercial service is quoted for the facility. Periodic visits do not replace required daily checks or owner/operator responsibilities. Jurisdiction, operating duties and technician qualifications must be confirmed before service begins.
No. The $185 starting monthly rate is for residential maintenance. Commercial service is quoted for the facility, equipment, usage, visit frequency and agreed work.
Shared apartment-community pools generally fall within public-pool rules. Confirm the property’s classification and enforcing agency; small-property exceptions can affect requirements.
In LA County’s jurisdiction, verify the assigned technician’s current County Swimming Pool Service Technician certification, PR number and expiration. Contractor licensing and training-course certificates are different credentials.
The operating plan should assign required testing, logs and escalation. County guidance distinguishes taking readings from performing treatment or service that requires technician certification.
No. We can discuss concerns and coordinate proposed corrections, but the enforcing agency decides inspection results. Repairs, permit work and specialist reviews are separately approved.
