LET’S START HERE

Buying a home with a pool? Start here.

A pool can look great and still leave you with questions. We check the visible pool, spa and equipment, explain what is working and point out concerns that deserve a closer look. Buying a home, looking after a property or planning repairs? The findings give you a useful place to start.

Serving Santa Clarita, Acton, Agua Dulce and the Antelope Valley, with availability in the San Fernando Valley. Ask about service at your property.

BUYING OR SELLING A HOME WITH A POOL?

Look beyond
the blue water.

The backyard is part of the appeal. The pool’s condition is part of the decision.

FOR BUYERS

Know what comes with the keys.

A dedicated inspection helps you understand the visible pool, spa and equipment before you commit. A nice-looking pool can still need repairs or ongoing care you will want to budget for.

Use the findings to ask questions, arrange repair estimates and decide whether more testing is needed during your inspection period.

FOR AGENTS & BROKERS

Give your clients clear information.

A written pool report gives you specific observations to discuss with your client. It helps explain what was checked, which concerns need attention and what could not be tested.

Share the deadline, available disclosures and any earlier reports when arranging the visit. The pool review complements the wider property inspection and your advice to the client.

FOR THE NEXT STEP

Turn questions into a plan.

If a concern needs a repair estimate, leak investigation or specialist review, the report helps identify that next step.

An inspection does not set the property’s value, guarantee a negotiation result or rule out hidden defects. If the pool is empty or equipment cannot run, those limits are explained in the findings.

BEFORE THE VISIT

A few details
make a difference.

Tell us your deadline, whether the pool and spa are filled, and which systems are working. Arrange access to gates, the equipment pad and indoor controls. A short list of concerns helps focus the visit.

We discuss report timing when you book. Further testing, repairs and additional visits are arranged separately.

WHAT WE LOOK AFTER

Inspections for your pool & spa.

Open a topic to see how we can help. Your agreement confirms what is included.

01

Around the pool

Gates, fencing, steps, handrails and decking all matter. We look at the accessible pool area for visible safety concerns, worn surfaces and trip hazards, and record what needs attention.

02

Tile, coping & interior finish

We look for visible wear, cracking, loose tile and changes around the pool edges. Plaster, pebble, grout and expansion joints help tell the story of the pool’s condition.

03

Pumps, filters & heaters

When conditions allow, we check how the equipment runs. Leaks, unusual sounds, filter pressure and heating problems can help identify where repairs or further testing may be needed.

04

Lights & controls

We review accessible lights, automation, controls and visible electrical safety features within the inspection scope. Let us know about indoor panels, too—they can affect how outdoor equipment responds.

05

Plumbing & water features

We review accessible skimmers, returns, valves, visible plumbing, auto-fill equipment and spa features. Drain-cover information is noted where available. Concealed or submerged parts may need separate verification.

06

A report you can use

Your written findings explain what we saw, what we could test and what needs attention. They help you plan the next step, whether that is routine care, a repair estimate or a specialist review.

What to expect

Buying a home with a pool? A written inspection helps you understand its visible condition and the next steps worth considering.

  • Check visible tile, coping, interior finishes and surrounding deck conditions.
  • Review equipment operation when the system can be safely tested.
  • Look at accessible barriers, controls and visible electrical safety features within the agreed visit.
  • Explain the findings in writing, including anything we could not check.

We confirm the property, access and what the visit covers when you book. An empty pool or unavailable utilities can limit testing. Repairs, specialist tests and additional visits are arranged separately.

WHAT TO EXPECT

Here’s how it works.

01

Tell us about the property

Share the city, pool and spa details, any concerns and your deadline. If you are buying a home, let us know where you are in the inspection process.

02

Get ready for the visit

Arrange access to gates, equipment and indoor controls. A filled pool and working utilities let us check more of the system, provided it is safe to operate.

03

Go through the findings

We explain the results and any limits on testing. You will know which issues to follow up on and where another estimate or investigation would help.

GOOD TO KNOW

What we can check on the day

An inspection covers visible, accessible conditions during the visit. If the pool is empty or equipment cannot run, some checks have to wait. We make those limits clear in the report. Hidden leaks, structural engineering and official code certification are separate matters.

Repairs, specialist testing and return visits are arranged separately. Commercial and HOA pools may need a different scope and agency review; our report does not replace a required authority inspection.

INSPECTIONS / QUESTIONS

Good questions to ask.

Ask us: (818) 665-6693
How much is an inspection?

Pool and spa inspections: Starting at $350. We confirm the property and what the visit covers when you book. Repairs, specialist testing and additional visits are priced separately.

Do you inspect commercial and HOA pools?

Yes. Tell us about the property and why you need the inspection. Commercial facilities may need extra records, operating checks or coordination with the responsible agency.

What if the pool is empty?

We can look at exposed surfaces and accessible equipment, but cannot carry out normal operating tests. The report explains what had to wait and whether cleaning, refill or another visit would help.

Will you make repairs during the inspection?

Repairs are separate from the inspection. We explain the concern and discuss an estimate or further testing before any additional work is approved.

Should I send an earlier report?

Please do. Earlier findings, equipment details and a list of concerns help us prepare. Let us know where indoor controls are located, too.
